Rental Application Requirements

Thank you for your interest in renting with us. Please review the following before applying.

 

Application Requirements

• $50 non-refundable screening fee per applicant (19+)

• Valid photo ID

• Gross household income must be at least 2.5x the monthly rent

• Three month of pay stubs / employer verification (self-employed: last 2 years of tax returns)

• Minimum 6 months current employment

• Minimum 1 year residential history

• Criminal history and prior rental history are reviewed on a case-by-case basis in compliance with applicable Fair Housing laws

• Bankruptcy history will be considered as part of the overall application review

• We comply with all applicable Fair Housing and source-of-income laws. No Section 8 taken unless the home is located in the City of Lincoln.

 

Applications are processed within 3–5 business days. Criminal, rental, and financial history are reviewed case-by-case in compliance with Fair Housing laws.  Submission of an application does not guarantee approval or hold the property.

 

Lease Terms

• 24-month lease with renewal option

• Pet Policy

  • Maximum 2 dogs

  • Breed restrictions follow the Nebraska Humane Society definition of bully breeds, which includes pit bull–type dogs such as American Pit Bull Terrier, American Staffordshire Terrier, Staffordshire Bull Terrier, American Bulldog, and similar terrier/bulldog-type mixes

  • No cats or other animals

  • $50/month per dog

  • One-time pet fee equal to 25% of one month’s rent

 

After Approval

• Security deposit (equal to one month’s rent) due within 24 hours

• Move-in must occur within 2 weeks

• First month’s rent and pet fee (if applicable) due at lease signing

• Utilities must be transferred prior to move-in (or $200 utility deposit required)
